Entry-Level Maintenance Technician

Role Summary

The Entry-Level Maintenance Technician is responsible for maintaining the physical integrity and “curb appeal” of the community. This role combines hands-on technical work—such as light plumbing, electrical, carpentry, and appliance repair—with a commitment to excellent resident service. As the “face” of property care, you will ensure that apartments are move-in ready and that existing residents’ maintenance needs are met promptly and professionally.

Primary Responsibilities

1. Unit Turns & Make-Readies

  • Prepare vacant apartments for new residents, including painting, drywall repair, and deep cleaning.
  • Ensure all appliances, lights, and plumbing fixtures are fully functional before move-in.
  • Perform lock changes and re-keying as needed.
  • Complete comprehensive move-out inspections with the Property Manager.
  • Complete comprehensive move-in inspections with the Property Manager to ensure all punchlist items have been completed.

2. General Repairs & Work Orders

  • Respond to resident service requests for minor electrical (replacing outlets/bulbs), plumbing (clogged drains, leaky faucets), and carpentry tasks.
  • Troubleshoot basic appliance issues (dishwashers, stoves, refrigerators).
  • Assist senior technicians and contractors with complex HVAC or structural repairs.

3. Stewardship & Preventative Maintenance

  • Conduct regular inspections to identify and resolve potential safety hazards.
  • Perform routine preventative maintenance, such as changing furnace filters and testing smoke detectors.
  • Maintain an organized inventory of tools and supplies, practicing responsible stewardship of company resources.

4. Grounds & Curb Appeal

  • Maintain the cleanliness of common areas, hallways, and leasing offices.
  • Perform daily “grounds” sweeps to remove litter and ensure a welcoming environment.
  • Assist with seasonal tasks, including snow removal, salting walkways, and landscaping.

Qualifications

  • Education: High school diploma or equivalent required.
  • Experience: Previous experience in general labor, construction, or apartment maintenance is a plus, but we are willing to train the right candidate with a strong mechanical aptitude.
  • Tools: Basic knowledge of hand tools and power tools.
  • Physical Requirements: Ability to lift up to 50 lbs, climb ladders, and work on your feet for extended periods in various weather conditions.
  • Willingness to Learn: Values that are in line with the Communio Standard and a willingness to work extended hours as needed to ensure satisfactory completion.
  • Transportation: Valid Driver’s License and reliable transportation required.
