1. Acceptance of Terms

By accessing or using the Communio Properties website ("the Site"), you agree to be bound by these Terms of Service. If you do not agree to these terms, you may not access or use the Site. Access is limited to authorized Communio Properties team members.

2. Description of Service

The Site is an internal property management tool operated by Communio Properties. It provides dashboards, reporting, task management, maintenance tracking, financial reconciliation, and accounting integration for the management of residential rental properties. The Site integrates with third-party services including QuickBooks Online, Rentvine, Property Meld.

3. User Accounts and Access

Access to the Site is granted by Communio Properties administrators via an email allowlist. Authentication is handled through Google OAuth. You are responsible for maintaining the security of your Google account and for all activities that occur under your login. You must notify Communio Properties immediately of any unauthorized use of your account.

4. Permitted Use

The Site may be used only by authorized Communio Properties team members for legitimate property management operations, including:

• Viewing and managing property, tenant, and financial data
• Tracking maintenance work orders and vendor performance
• Reviewing and approving financial transactions and reports
• Managing payment plans and tenant communications
• Accessing integrated third-party systems through the Site

You may not use the Site for any purpose outside the scope of your role at Communio Properties, or share access credentials with unauthorized individuals.

5. Data Accuracy

You are responsible for the accuracy of data you enter into the Site. Communio Properties is not liable for decisions made based on inaccurate data entry. Financial data sourced from integrated systems (QuickBooks Online, Rentvine) is provided as-is from those platforms.

6. Third-Party Integrations

The Site connects to third-party services including Intuit QuickBooks Online, Rentvine, Property Meld. Your use of data from these services is subject to their respective terms of service and privacy policies. Communio Properties does not control and is not responsible for the availability, accuracy, or practices of these third-party services.

7. Intellectual Property

The Site, including its design, code, and content, is the property of Communio Properties. You may not copy, modify, distribute, or create derivative works based on the Site without prior written consent.

8. Limitation of Liability

The Site is provided "as is" without warranties of any kind. Communio Properties shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Site. Our total liability for any claim arising from these terms shall not exceed the amount paid by you, if any, for access to the Site.

9. Modifications

Communio Properties reserves the right to modify these Terms of Service at any time. Changes will be posted on this page with an updated effective date. Continued use of the Site after modifications constitutes acceptance of the revised terms.

10. Governing Law

These Terms of Service shall be governed by and construed in accordance with the laws of the State of New York, without regard to its conflict of law provisions. Any disputes arising under these terms shall be resolved in the courts of the State of New York.
